Renting in Singapore: Deposit-Saving Cleaning Tips

Rental deposits in Singapore typically amount to one to two months’ rent — a significant sum that tenants are highly motivated to recover in full. Yet cleaning deductions remain one of the most common reasons landlords withhold part or all of a deposit at the end of a tenancy. Understanding exactly what landlords and property agents inspect, and addressing those areas thoroughly, is the key to a full deposit return.

Know What the Inspection Covers

Most end-of-tenancy inspections in Singapore follow a room-by-room inventory check. The inspector will compare the current condition of the property against the move-in inventory report (if one was completed). Common areas where deductions are made include: grease in the oven and range hood, limescale on bathroom fittings, stained grout, marks on walls, dirty air-conditioning units, and stained or damaged carpets and upholstery.

Request a copy of your original inventory report well before you move out. This document is your reference point — you are only responsible for cleaning and repairing items to their condition at the start of the tenancy, accounting for fair wear and tear. If the grout was already stained when you moved in, you cannot be held responsible for that staining at departure.

Kitchen: The Most Scrutinised Room

The kitchen receives the closest attention in almost every end-of-tenancy inspection. Oven cleaning is a particular focus — baked-on grease is one of the most cited reasons for deposit deductions. Use an oven cleaner overnight to soften the carbonised residue, then scrub thoroughly. Do not neglect the oven racks, the interior ceiling of the oven, and the door glass.

The range hood filter must be cleaned or replaced if it is excessively clogged with grease. In Singapore homes where daily cooking — particularly high-heat wok cooking — is the norm, range hood filters can become heavily saturated within a year. Remove the filter and soak it in a degreasing solution, or replace it if soaking does not restore it adequately.

Wipe all cabinet interiors and exteriors, paying attention to the areas around handles where fingerprints accumulate. Descale the kitchen tap and clean the sink drain. Check inside the refrigerator if it is a furnished property — refrigerators are frequently sources of deduction when they have been left with food odours or spills.

Bathrooms, Walls, and Flooring

Limescale on taps, showerheads, and glass shower screens is virtually unavoidable in Singapore — the water supply has a relatively high mineral content. Commercial limescale removers, or a paste of citric acid and water, will dissolve most limescale deposits given sufficient contact time. Apply the solution and leave for at least thirty minutes before scrubbing.

Grout lines are another frequent deduction point. Use a dedicated grout cleaner or a baking soda paste applied with an old toothbrush. White grout that has turned grey or brown from soap scum and mould will clean up significantly with a few applications.

Check all walls for scuff marks, crayon marks, or blue-tac damage. Most scuff marks can be removed with a Magic Eraser or similar melamine foam cleaner. Blue-tac leaves oil stains on paint — treat these with a small amount of dish soap before wiping clean. If the walls have multiple marks or the paint is worn, a landlord may request repainting — address this proactively rather than waiting for the inspector to raise it.

Carpets, Upholstery, and Curtains
