Move-Out Cleaning: Returning the Property to Handover Condition

Landlords and property agents in Singapore generally assess cleanliness at handover against the condition documented in the inventory at the start of the tenancy. Your goal is to restore the property as closely as possible to that baseline — fair wear and tear excepted. The following checklist is organised by area.

Kitchen:

  • Degrease the hob, including underneath removable burner caps and the surrounding area. Singapore-style cooking generates significant airborne grease.
  • Clean the oven interior (if applicable) — often the most neglected and most scrutinised item.
  • Degrease the kitchen hood or extractor filter. Remove and soak the filter if possible.
  • Wipe all cabinet interiors and exteriors, paying attention to the top edges of upper cabinets where grease and dust accumulate.
  • Clean inside the refrigerator if it is a landlord appliance. Defrost if needed.
  • Descale the sink and taps. Clean the drain and remove any residue from the trap.
  • Mop the kitchen floor, including behind the refrigerator and under any freestanding appliances.

Bathrooms:

  • Scrub the toilet bowl thoroughly inside and out, including the underside of the rim and the base.
  • Descale taps, shower heads, and glass shower screens. Limescale build-up in Singapore is significant.
  • Clean grout lines for mould. If mould staining is embedded, a commercial mould remover is required.
  • Clean the basin, including the overflow slot and drain.
  • Wipe all bathroom tiles — walls and floor — with appropriate cleaner.

Bedrooms and Living Areas:

  • Wipe all walls for marks and scuffs. Clean light switches and door handles.
  • Clean all windows — glass, frames, and tracks — inside and outside where accessible.
  • Vacuum and mop all floors, including under beds and behind furniture.
  • Clean ceiling fans and light fittings.
  • Wipe wardrobe and cabinet interiors and exteriors.

Move-In Cleaning: Starting Fresh in Your New Home

Never assume a property handed over as “cleaned” meets an acceptable hygiene standard. Previous occupants have different ideas of clean, and professional cleaning arranged by landlords varies widely in quality. Before you unpack and settle in, inspect and clean the following.

  • Air conditioning units: These are rarely deep-cleaned between tenancies. At minimum, clean the filters. Consider engaging an aircon servicing company for a full service before you live with the unit daily — you do not know what the previous occupants’ maintenance habits were.
  • All cabinet and drawer interiors: Wipe down before placing any of your belongings inside. Check for signs of pest activity — droppings or chew marks — and raise with the landlord if found.
  • Bathroom grout: Clean and assess the mould situation before you move in. Grout mould that has been neglected for a tenancy is deeply embedded and will need a strong mould treatment.
